Enlaye

The AI-native risk platform for general contractors, turning years of project documents into searchable, scenario-ready risk intelligence from bid through handover

Product Overview

What It Is

Enlaye is an AI-native risk lifecycle management platform that helps general contractors find, mitigate, manage and control commercial, contractual and financial risk across the entire project lifecycle, from RFP through construction to handover.

The Problem It Solves

Current Approach

Contractors operate on 3 to 5 percent margins, where a single missed contractual clause, a liquidated damages cap, an indemnity exposure or an onerous milestone, can wipe out a project's profit. Project knowledge is buried across thousands of pages of RFPs, contracts, specs and procedures, plus whatever sits in SharePoint, Autodesk Construction Cloud, Procore, and on individual hard drives. Around 96 percent of construction data sits unused on drives. Risk analysis at bid time is manual and time-pressured: risk registers that take a five-person team three weeks to fill out, no-go matrices applied inconsistently, and scenario modeling capped at five variations when fifty would be more useful. Field-level risk closure happens by telling a junior engineer to go read the procedure and search it, leaving them to navigate the documentation alone.

How It Changes

Enlaye connects to where the data already lives, with no migration required, and builds a construction-specific data network across the project's documents. It exposes that network through three modes: a chat interface for discovery, an automation layer for repeatable company-specific analyses, and a Guardian Angel mode that surfaces proactive recommendations on field issues. The whole platform is grounded in source-of-truth links, so users can verify how the AI reached any answer.

Area of Focus

Pre-construction, covering estimating, bid and no-go decisions and contract review. Construction, covering subcontract management, change orders and field issue closure. And handover, assembling closeout packages from years of project history.

Key Features

01

Chat and discovery interface

Natural-language queries with agent orchestration that asks itself construction-relevant follow-up questions. A senior user typing only "LDs?" still gets a structured answer covering the milestone-by-milestone breakdown, the most expensive milestone, and whether there is an overall cap.

02

Source transparency

Every claim links back to the exact page in the originating document. Users spend roughly five times longer in the source panel than in the chat itself, which Enlaye treats as a feature rather than a problem. Both used and unused sources are shown.

03

Scenario reasoning

When the system is reasoning rather than retrieving it says so explicitly, and shows no sources for reasoning answers. Asking what happens if a contractor is 30 days late on a given milestone produces cap calculations and the cascading critical-path effects.

04

Automations

Company-level templates for repeatable workflows such as no-go analysis. Each automation has a question column and a gap-analysis column comparing the project against the company's preferred position, so a stated preference for a 15 percent liquidated damages cap is flagged as poor alignment when a contract specifies 35 percent. One European environmental compliance team has built more than 110 automations across different topics, and an automation can run across 20,000 pages in under two minutes.

05

Guardian Angel mode

Connected to field tools such as Autodesk Forma and Procore-style observations and issues, Enlaye automatically generates an analysis with recommended actions when an issue is logged, drawing on the project's risk profile and the company's own procedures. Engineers get a head start before they are back at the trailer.

Implementation & Onboarding

Less than a day to set up a single project. It is heavier when ingesting historical archives: one customer onboarded 120 past projects, which required additional cybersecurity review. The default approach is to start small with one or two projects and expand from there. Architecture: a two-level structure, with a company-level view across all projects and a project-specific view for single-job work. Integration connects to Autodesk Forma, formerly ACC, SharePoint and other systems so files do not need to be migrated, and documents can also be added directly into Enlaye. Each customer sits on their own secure cloud. Enlaye does not train across customers, and customers within the same parent group are isolated from each other.

ROI & Value

Direct time savings

A Montreal customer had a risk register of more than 100 items that previously took a five-person estimating and bidding team three weeks to produce by hand. The Enlaye automation runs it in 12 minutes, and total turnaround including human review is under a week, cutting roughly two-thirds of the time.

Decision quality

Less quantifiable but arguably more valuable: the ability to run 50 scenarios in the time it used to take to run five. Risk is in the eye of the beholder, and the only way to get comfortable with a deal is benchmarking, comparing and stress-testing scenarios. Enlaye makes that available to contractors who cannot justify a dedicated data analytics team on a 3 to 5 percent margin.

Founding Team

Philippe Rival

CEO and Co-Founder

Philippe is a French-Australian civil engineer turned founder, based in Boston. He spent six years at VINCI Construction Grands Projets, one of the world's largest infrastructure contractors, working across project engineering, design, proposals, lead bridge planning and project controls on major civil works including bids for new infrastructure in Canada. That hands-on experience on multi-billion-dollar jobs is where the thesis behind Enlaye took shape: that contractors live and die on how well they understand and manage commercial, contractual and financial risk, and that the institutional memory needed to do it well is buried in documents nobody has time to read.

About the Company

Roadmap

Near-term, predictive and proactive. For customers who have reached a critical mass of historical data on the platform, Enlaye is moving from running the analysis you asked for to automatically running the scenarios you would want anyway. When a new RFP lands, Enlaye triages it and pre-runs the relevant analyses based on that customer's historical patterns, so the user starts from an informed view rather than a blank page. In beta, automated lessons-learned generation. An agent that produces lessons-learned outputs from completed projects against company templates, extending coverage past handover.

Defensibility

Three layers. The construction-specific data network, a proprietary graph built across project documents, is what enables analysis across 20,000 pages in under two minutes and is harder to replicate than it sounds. The customer-specific recipe library is a switching cost that compounds over time; the European team with more than 110 automations is not casually moving platforms. And the per-customer historical data flywheel means predictive features only work once a customer has fed enough past projects in, which deepens the relationship once it is there.

Pricing

Per-seat licensing, deliberately not per-project and not per-token. Multiple tiers, with rate limits on AI usage at the lower tiers, and a generous overall data ceiling per customer that no customer has reached. The reasoning is that contractors need a predictable cost they can put into an estimate, so Enlaye absorbs token pricing variability internally rather than passing it through. Specific tier pricing is not published.
